Why A Condo Is Better To Buy Than A Home

Are you looking for the latest in property in the world of real estate? Why not give a condo a try? Condos are a form of real estate that are similar in size and appearance to an apartment; the difference being that with an apartment you are renting the space and with a condo you are purchasing the property space.

Sadly many people often dismiss a condo as a holiday residence that you can’t really set up home in; yes this can be one use of a condo but what isn’t realized is that more and more people are now starting to see the benefits of making a condo their permanent home. So what exactly is a condo?

Also known as a condominium a condo is a form of housing where a specified part of it known as units are individually owned. These ‘units’ are your room; you own everything within this room as well as having access to facilities such as hallways heating systems elevators and exterior areas such as gardens and any swimming pools. Areas of the condo such as these are the joint responsibility of everyone who owns a room within the condo. The way that this works is when you are paying monthly payments for your condo you are also paying to have a share in the condominium association. Every owner owns a share of interest in the condominium association plus an obligation to pay monthly dues or special assessment fees for larger maintenance problems. So basically being a part of this association means that the maintenance duties of the common areas of the condo become the responsibility of a condominium association.

The condominium association made up of all the homeowners meet annually to discuss create and enforce rules and regulations. As the condominium association are responsible for the maintenance of the building it can be a blessing as if the basement floods you wont have to lift a finger to clean it up but you also need to look at it from a negative point of view in the fact that if you present the board with plans to renovate your condo unit these plans could be thrown out. I recommend that you do your research into the condominium association so that you are familiar with the rules surrounding it.

Condos are a lot cheaper than a family home which means that you may be able to afford to live in a more expensive neighborhood. Also if you purchase a condo in an already popular area it will help to maintain your properties value. This is just one of the benefits that come with owning a condo but it should be said that you need to keep a few aspects in mind when you are choosing your condo; what is the surrounding area like? Are you going to be suffering from noise from neighbors? Will you have adequate parking? Also you need to consider the distance between your condo and your place of employment and if you have children then you need to make sure that the schools around the area are local and cover your child’s needs.

With all of your considerations in mind you can then go on to start your search for the perfect condo to suit these needs. Just make sure that you do your research into the actual condo and the surrounding area so that you know exactly what you are getting into; do this and you should have no problem at all finding your dream condo.
